Formed in 1998 by partners, Thom Harvey and Thomas Hanna, Harvey Hanna and Associates, Inc. has successfully built and managed numerous industrial parks, business campuses, and retail centers.

Harvey Hanna and Associates, Inc. serves a diverse clientele, ranging from sole proprietors to major multinational organizations. Many of our customers are familiar or well-known businesses, including: Buffalo Wild Wings, Wawa Food Markets, Five Below, DuPont, and many more.

In the mid-1990s, Mr. Harvey was leading Harvey & Harvey, Inc., a regional, privately held solid waste hauling and recycling firm with an operating presence in three states: Delaware, Pennsylvania, and Maryland. During this period, the capital-intensive waste management industry was undergoing rapid consolidation. In 1997 Harvey & Harvey Inc. merged with USA Waste, Inc., a public multinational waste management company later acquired by Waste Management, Inc. Under Mr. Harvey's 20-year leadership, Harvey & Harvey sales had grown 100-fold; with a bottom line 10 times its original growth revenue in 1975. This extraordinary record of success made Harvey & Harvey an ideal candidate for acquisition by a major multinational entity.

Realizing that the mid-Atlantic region along the I-95 corridor was optimally positioned for rapid economic growth, Mr. Harvey and Mr. Hanna had a vision for expansion. Because any person or commodity can reach four states (PA, NJ, DE, MD) in 20 minutes or less it was an optimal location for commercial warehousing, retail centers, and business campuses.

During the next six years of expansion, HHA acquired and built three prominent business campuses and industrial parks (Delaware River Industrial Park, Creekwood Business Park and Twin Spans Business Park).

In the mid-2000's, HHA entered the commercial retail industry, having redeveloped Hockessin Crossing in Hockessin, Delaware and The Limestone Shopping Center on Limestone Road in Wilmington, Delaware.

Our process for redevelopment projects:

  • Comply with all applicable laws and regulations, with special focus on community engagement and land use planning.
  • Ensure that the building scope is compatible with the site footprint and the scale of nearby development.
  • Assess and share project ratables, including, but not limited to, State and local revenue streams, construction and permanent employment, and the recurring revenue and capital investment related to the project.
  • Through appropriate due diligence, lease space only to those tenants who can withstand the financial gyrations of the business cycle.
  • Where appropriate, design and utilize green building technologies.
  • Safety and health excellence in all phases of construction and operations.
  • Preserve and improve upon the environmental features of the site, including suitable stormwater management, landscape enhancement, and mature tree preservation.
  • Partner, when possible, with governmental entities that provide mass transit to the redeveloped site to increase operations efficiency, reduce fossil fuel usage, and expand employment opportunities at the site.
