Welcome to The Residences at Lighthouse Cove in Dewey Beach, one of the most sophisticated developments to grace the coast in decades. The project’s initial phase features 16 gorgeously appointed penthouse units on the top floor of a mixed-use building, a live-work-play approach that’s become the hallmark of smart growth in waterfront communities.

The Residences, for instance, will be situated above restaurants, retail and the brand new Hyatt Place Hotel. The residents will have their own private amenities, but for a fee, they can also use the Hyatt’s indoor pool and fitness center. The condos also have their own private lobby and elevator.

 The complex, located on Ruddertowne’s former location, is owned by Dewey Beach Enterprises, whose managing partner is Wilmington-based Harvey Hanna & Associates. While the building is still under construction, the model unit, currently situated off the sales office, demonstrates the amazing possibilities.

The model features a three-bedroom, three-bath layout. However, a two-bedroom, two-bath residence is also available. What’s more, you can customize your floor plan, as long as the design is structurally feasible.

The new condos benefit from the latest technology, including stackable, high-efficiency washers and dryers, tank-less hot water heaters with remote temperature controls and insulated low-energy double-hung windows and sliding glass doors by Pella. (When completed, the homes will have transoms above the windows, which are not in the model.) Second homeowners will appreciate the “smart home” technology, which lets you control the condo’s systems even when you’re en route or at your primary home.

The condos are as beautiful as they are practical. Standard features include 9-foot ceilings throughout and crown molding in the kitchen, dining room and living room. The easy-to-maintain tile floors, which resemble wood, are also standard in the kitchen, living room and dining room. (It’s an option in the bedrooms, as is radiant heat, which will keep the floors toasty on chilly mornings in the off-season.)

The standard bathroom vanities, which contain sleek porcelain sinks, are topped with granite countertops – an undeniable luxury. The model, however, showcases a quartz composite upgrade by Cambria that is nothing short of stunning, particularly when paired with the model’s fashionable tile choices. Buyers can view all the potential colors and textures in the sales office. If they can’t find the right fit, they’re welcome to visit the supplier’s store to peruse more options.

In the master bedroom, check out the frameless shower door and separate soaking tub. The master’s spacious closet and optional closet system provide plenty of shelves and racks for sundresses, shorts, hats and sandals. If you don’t need that much space, reconfigure the closet so a portion is a storage area for holiday décor, suitcases or out-of-season clothing. It’s up to you.  The well-equipped kitchen, meanwhile, includes a breakfast bar overlooking the dining room, a brushed nickel Kohler faucet, a KitchenAid electric range and oven and under-cabinet task lighting.

 Forty-two inch cabinets offer plenty of room for dishes, glasses and pantry items. Admittedly, you may never want to cook. The mixed-use property will have at least three restaurants, including the popular Que Pasa? Restaurant. There will also be banquet space for meetings and parties. No need to worry about parking. The Residences feature a private parking lot, and each homeowner receives two spaces.

 The property, which will include a 16-foot-wide Bay Walk, sits on Rehoboth Bay, and a beach nourishment program will expand the size of the sandy shoreline. The ocean is less than two blocks away. Own a boat? No problem. Dock it at the neighboring marina; it’s always within quick reach.

 To be sure, the location is as appealing as the many amenities. From your fourth-floor vantage point, savor unobstructed views of the Atlantic Ocean and the Rehoboth Bay. Some condos face the courtyard, which is beautifully outfitted with flowering plants and stone fire pits. Yet these units’ residents can fully relish the water views.
