In the midst of a slowly recovering real estate market, Mr. Flynn and Mr. Ricci contributed greatly to HHA’s continued success in 2014, facilitating the lease of a new tenant, Art Guild, into 23,856 sq ft of warehouse, office and showroom space at 200 Anchor Mill Road in the Twins Spans Business Park (TSBP) in New Castle, DE.

In recognition of Mr. Flynn and Mr. Ricci’s achievements, HHA will donate $3,000 in the name of The Flynn Company to The Delaware KIDS (Kids In Distressed Situations) Fund. This charitable fund was established by HHA to support a wide array of causes for local youth, including specialized support for hunger, shelter, and tuition scholarships. Since 1997, HHA has donated over $1 Million to local charitable causes.

Special Points of Interest for 2014:

Dewey Beach Enterprises (DBE), with managing partner HHA, is accelerating progress on the redevelopment of Lighthouse Cove (formerly Ruddertowne) in Dewey Beach into a 21st Century mixed use resort. As part of phase 1 redevelopment, the Hyatt Place Hotel Dewey Beach, the first-ever Hyatt brand in Delaware, enjoyed a tremendously successful first year, with occupancy rates exceeding projections and stellar guest feedback. The new resort also features sixteen (16) luxury Oceanside penthouse condominiums, The Residences at Lighthouse Cove, atop the Hyatt Place Hotel, of which fifteen (15) condos have already sold at an average purchase price of $695,314, nearly 2x (twice) the market per square foot value, thereby setting a new price standard in the Dewey Beach market. The Lighthouse Cove Resort complex will ultimately include 105 luxury residential condos, with new bayside condo construction underway to keep pace with growing demand. To complement award-winning dining and the newly expanded bayside public beach, the resort will ultimately feature a future conference center; recreational baywalk; garage parking; and newly configured restaurants and professional/retail space. The Lighthouse Cove Resort complex is already a legacy addition to the Delaware coastline and is contributing substantial new revenue to State, county, and town coffers.

Building upon the company’s redevelopment activity in the Newport Industrial Park and the emergence of a new generation of tenants, HHA welcomed SOS Call Center (3,000 sq ft), Shipping 25 LLC (2,000 sq ft), and Tech World Corp (1,000 sq ft) to the expanding science and technology community in Newport. HHA was further pleased to renew leases nearby with General Floor Industries (9,600 sq ft) on Bellecore Drive, New Castle; Radio Shack (2,300 sq ft) in the Creekwood Business Park; and Ribbons & Bows Daycare (4,900 sq ft) in Newport. All of these companies are a value-add to the “Newport-New Castle 141 corridor” and, along with prestigious companies United Rentals, Worth & Company, and Johnstone Supply, provide an array of convenience for wholesale and retail consumers.

WarpEx, Inc., a global logistics network firm founded in 2008, broadened its relationship with HHA and doubled its presence to 62,174 sq ft at 599 Ships Landing Way at the Twin Spans Business Park in New Castle.

Renewals at the Delaware River Industrial Park (DRIP), critical to the continued success of the Port of Wilmington and ancillary businesses, included Southern Wine & Spirits at 7 Harbor View Drive (11,200 sq ft) and 21 Harbor View Drive (22,600 sq ft); and Harbour Textile (14,800 sq ft), located at 17 Harbour View Drive.

Hockessin Crossing shopping center enjoyed another exceptional year with continued acceleration in retail activity. HHA was pleased to welcome Be Barre Fit (1,800 sq ft), promoting low-impact yoga, Pilates, and dance for all ages. Hockessin renewals included Six Paupers Restaurant (6,000 sq ft) and Produce for Better Health (PBH) Foundation (1,600 sq ft). Hockessin Crossing features an array of retail, financial services, healthy lifestyles, restaurant, and non-profit tenants amenable to 21st Century needs.

In total, HHA leased 31,856 sq ft of new space and further extended leases in excess of 135,000 sq ft in 2014.
