Boxwood Community Update 7/18/19

July 17, 2019

As we move closer toward the end of the demolition process at the former GM plant on Boxwood Road, we are happy to announce that all asbestos removal work at the property has now been completed. 

Since April, we have been commissioning third-party testing of both the procedures at the property, as well as daily air quality samples around the fence line. No operational violations have been found since those checks began, and air quality around the perimeter has consistently measured well below the applicable Federal and State standard. Many of those samples have been posted on Facebook, but a full accounting of the test results has been posted on GMBoxwoodFacts.com

We want to extend our sincere gratitude to the neighbors around the plant and the wider Wilmington community for their support throughout this process. With demolition expected to conclude this fall, we are now one step closer to our goal of creating a new business and distribution campus that can create jobs and restore this property’s status as an economic engine for New Castle County.

Boxwood Community Update

Harvey, Hanna & Associates is announcing a series of actions to address the concerns voiced at a Tuesday community meeting regarding ongoing demolition work at the former General Motors plant property on Boxwood Road in Wilmington.

While regulatory bodies have found no violations regarding asbestos handling and removal at the property, and previous independent testing has revealed no related safety or health hazards at the site or the surrounding areas, we are taking the following steps to assure the community that the area is safe and all regulations are being adhered to.

Beginning this week, we will conduct daily tests on the fence line around the property to monitor air quality. In addition, we will hire an independent third-party environmental firm that will review work at the property to ensure all proper protocols are being followed.

The results of previous fence line testing at the property, conducted on April 6 and April 10, can be seen in the images posted here. We will make the results of the new tests beginning this week available to the public as soon as they are completed.

Celebrating the Life of Helen Gilmore (1945 – 2019)

Helen (in green) enjoyed volunteering for the KIDS 5k every year.

It is with a heavy heart that we announce the sudden passing of our dear friend and colleague, Helen Gilmore. Helen was HHA’s second-ever employee featuring a steadfast 20-year career with the company. She was proud of her work but even more proud of her loving family and amazing grandchildren. Our most heartfelt condolences and prayers are with Helen’s entire family during this incredibly difficult time. The office will never be the same without her and she will be missed by all. A celebration of life is planned for this Friday (March 1st ) at Holy Rosary Catholic Church in Claymont. Additional details are provided within the obituary. Our office will be closed on Friday to honor our friend Helen.

Delaware KIDS Fund is an acronym for ‘Kids in Distressed Situations’ helps at-risk children in Delaware who may face violence, abuse, family financial troubles, or other distressing situations. It is a non-profit organization founded by Thomas J. Hanna, VP of Harvey Hanna & Associates, a commercial real estate company. Proceeds from the event are donated directly to various youth emergency food relief programs throughout Delaware.

The race is presented by M & T Bank and supported by Rehoboth Beach Running Co., MySherpa, Hyatt Place Dewey Beach and Harvey, Hanna & Associates.

Dewey Beach Will Be “Rockin’ The Cucina” This June

The Lighthouse Cove will kick off Coastal Cuisine Restaurant Week with culinary creations by Personal Chef, Sommelier and Guitarist, Paul Cullen (former bassist for ‘Bad Company’), and nationally recognized James Beard Award Winning Chef Jeff Michaud. The pair will be serving up a night of Italian cuisine, wine and music.  The event will be at The Lighthouse Cove in Dewey Beach on June 4, 2017 at 5:00 p.m.

DE KIDS 5K Race 2016

Delaware KIDS Fund 5K had 234 runners and walkers of all ages participate in the Newport race that took place Saturday, August 6th. The race organizers added a second event for beach-goers this year: the inaugural Que Pasa 5K for the Delaware KIDS Fund in Dewey Beach took place the following Saturday, August 13th with 244 runners and walkers participating.  The two races raised $35,000.

This is the seventh year for the highly anticipated Delaware KIDS Fund 5K that takes place in Newport each summer and the first year for the KIDS Fund Que Pasa 5K Race. The race was presented by Harvey, Hanna & Associates, Hyatt Place Dewey Beach, My Sherpa, AWE Oil, M&T Bank and Rehoboth Beach Running Co. The events were supported by 54 corporate sponsors , as well as 478 runners and walkers of all ages and abilities.

DE KIDS 5K Newport Race 2016Both races had many post-race activities. The Newport race had face painting for children, a moon bounce, on-site massages, race photo booth and music. There was a large variety of food and beverages including beers from the local Twin Lakes Brewery.  The Blue Rock’s mascot, Rocky Blue Winkle and University of Delaware mascot, YoUDee cheered runners as they raced towards the finish line.

DE KIDS 5K Que Pasa Race 2016The Que Pasa 5K post-race festivities took place at Que Pasa Mexican Restaurant and with a large variety of amenities for the kids and music. Again, there was plenty of food and beverages, including a Que Pasa Taco Bar and post-event beach party on The Rehoboth Bay.

Premier Wine & Spirits Launches “Movies on Tap” Tasting Series at Penn CinemaPremier Wine & Spirits is excited to announce a new, monthly interactive tasting series in partnership with Penn Cinema on the Wilmington Riverfront and Out & About Magazine. “Movies on Tap” will feature  meet-and-greet tasting opportunities with some of the area’s most beloved breweries and their brewers while providing a rare opportunity to view cult-classic films on the big screen.

Attendees will have a unique opportunity to hang out with a local brewer; sample and learn about their beer; and then watch a classic film of the brewer’s choosing – all for a good cause. Tickets are $20 which includes beer samples, movie, and popcorn with proceeds benefiting brewer’s charity of choice.

Dewey Beach Enterprises (DBE) announced yesterday that the company is ready to move onto the next phase of construction of the Lighthouse Cove Resort located at Dickinson Street on the Bay of Dewey Beach, Delaware.

The press release cited the overwhelming success of the newly built Hyatt Place Hotel in tandem with the sales of 14 of the 16 Oceanside condominiums as a sign that the second stage of the project should begin this fall and that more details would be released later this month.

The Lighthouse Cove resort encompasses the Hyatt Place Hotel; penthouse and bayside residential condominiums; retail stores and restaurants; a future conference center; and an array of public amenities.

“The pricing threshold achieved to date at the Residences at Lighthouse Cove is unprecedented in Dewey Beach, in part, due to the First Class amenities that are available on site,” stated Clint Mann, Vice President of McWilliams Ballard Inc., the company managing the sales and marketing of the Residences at Lighthouse Cove.

The average purchase price for the luxury penthouse condominiums at Lighthouse Cove is $695,314, nearly 2x (twice) the market per square foot value, thereby setting a new price standard in the Dewey Beach market. The Residences at Lighthouse Cove sales attributed to 40% of all condominium sales in the local market for the 2014 season to date.

The tax revenue created from the sale of the condos and subsequent revenue streams have financially benefited the Town of Dewey Beach, along with state, county and local municipalities.

Additionally, the Lighthouse Cove resort has generated 83 full-time and seasonal jobs at the Hyatt Place Hotel; nourished more than 100 full-time and seasonal jobs at the onsite Que Pasa and Lighthouse Restaurants; and created hundreds of construction jobs of all disciplines.

“We are thrilled with our progress to date, and our expansion plans are the direct result of our success and the commitments we have honored,” stated E. Thomas Harvey, DBE president.” DBE will build upon this positive economic performance as it commences the next phase of development later this autumn,” Harvey added.

DBE promised that the creation of the Hyatt brand hotel, combined with the sale of Oceanside penthouse units, would generate a positive economic contribution to the community, because its innovative product featured an array of 21st Century lifestyle amenities. The resort redevelopment project has created hundreds of construction, seasonal, and permanent jobs; and is helping Dewey Beach transition to a family-friendly 21st Century year-round resort.

 Harvey, Hanna & Associates, Inc. (HHA) is pleased to announce that Dan Rattay of CB Richard Ellis (CBRE) has been selected as its “2013 Broker of the Year.”  Since inception, this is the first time that any individual broker has won the award for two consecutive years.

 In the midst of a recovering but still fragile real estate market, Mr. Rattay contributed to HHA’s continued success in 2013.

 Capping a tremendously successful year, the Hyatt Place Hotel, the first-ever Hyatt brand in Delaware, officially opened in Dewey Beach on September 19, 2013, with Governor Markell and other dignitaries on hand.  The Hyatt is part of the new Lighthouse Cove Resort complex (formerly Ruddertowne), a multi-phased multi-million dollar mixed use redevelopment project owned by Dewey Beach Enterprises, with managing partner HHA.  The Lighthouse Cove Resort complex will ultimately include 105 luxury residential condominiums, 16 of which are oceanside penthouse condominiums atop the Hyatt Place Hotel; a future conference center; recreational baywalk and newly expanded public beach; garage parking to accommodate year-round activity; and world class restaurants and retail space.  Of the 16 oceanside penthouse condominiums, more than half of these once-in-a-lifetime units have sold.  The Lighthouse Cove Resort complex is already a legacy addition to the Delaware coastline and is contributing substantial new revenue to State, county, and town coffers.

 WarpEx, Inc., a global logistics network firm founded in 2008, expanded its relationship with HHA and shifted its growing operations from 10,885 sq ft at the Delaware River Industrial Park (DRIP) to 31,000 sq ft at 599 Ships Landing Way at the Twin Spans Business Park in New Castle.

 The Creekwood Corporate Center and immediate area experienced significant activity in 2013.  HHA welcomed National Pump & Compressor to 900 West Basin Road (12,880 sq ft) in New Castle.  Marking its first foray into the northeast region, National Pump & Compressor provides pumps, compressors, dryers and related equipment to businesses and municipalities.  An expansion of the warehouse at 19 East Commons Boulevard made way for the addition of Worth & Company (12,657 sq ft), a full-service mechanical contracting firm; and the opening of a new regional store for Johnstone Supply (9,600 sq ft), a top nationwide wholesale HVAC distributor.

 Building upon the company’s redevelopment activity in the Newport Industrial Park and the emergence of a new generation of tenants, HHA welcomed Café 24 (31,200 sq ft) to complete the fit-out of the new building at 500 Water Street along with previous tenant Total TraxCafé 24, also recognized as E-Tree, provides import-export services to numerous Asia Pacific markets.  HHA reconfigured 405 East Marsh Lane to accommodate the new regional headquarters of Compassionate Care Hospice (CCH)(3,000 sq ft).  HHA also welcomed Auto Part International (9,000 sq ft) to 401 East Marsh Lane to complement existing tenants Speedpro Imaging Company (3,000 sq ft), Sid Tool Company d/b/a MSC Industrial Direct Inc. (6,000 sq ft), and LP Logistics d/b/a Trial Transport (3,000 sq ft).

 Hockessin Crossing shopping center enjoyed another exceptional year with continued acceleration in retail activity.  HHA was pleased to welcome Dr. William Gonce, DDS PA (2,300 sq ft) and Schagrin Gas (3,510 sq ft) thereby joining Yale Academy (2,300 sq ft), a college preparatory center for high school students, and Hockessin Dance Center (1,600 sq ft), a dance studio versatile to all ages, to the newest building at Hockessin Crossing.

 In total, HHA leased new space encompassing 121,897 sq ft and further extended leases in excess of 705,047 sq ft in 2013.

More than 400 people came together Thursday October 24 to join in the ribbon-cutting and grand opening celebration for the first Hyatt Place hotel brand in the State of Delaware – Hyatt Place Dewey Beach. Governor Jack Markell made a special appearance at the event, which was hosted by property owner Dewey Beach Enterprises (DBE) and the internationally-recognized hotel management firm, Meyer Jabara Hotels.

“This is a project that Dewey Beach is worthy of,” said Markell during the ceremonies. “Let’s make it so. Let’s make these people wildly successful in this new venture.”

Markell expressed Speaker of the House Pete Schwartzkopf’s (D-Rehoboth) congratulations and his regret at being out of state and unable to attend. Senator Ernie Lopez (R-Lewes) shared in the festivities, as did other state legislators and representatives of Delaware’s federal legislators.

Also present to enjoy the celebration were Dewey Beach Mayor Diane Hanson; Commissioners Legates, Mauler and Riordan; Town Manager Marc Appelbaum and Assistant Town Manager Jim Dedes.

Welcoming those who supported the project, and those who did not, Harvey said he has sometimes found that solid friendships and professional relationships built on mutual trust have begun in controversy or worse.

“Our philosophy is always to address and resolve conflict, find a solution, honor our word and, above all, to stay the course,” Harvey said. “This we have attempted to do, and we will continue to do. Just as importantly, we want to fit in, get along with our neighbors and be as positive an influence in Dewey Beach as we can possibly be.”

Hyatt Place Dewey Beach is part of the recently completed Phase One of the Lighthouse Cove (formerly Ruddertowne) redevelopment project, which also includes 16 penthouse condominiums above the hotel, additional parking and an expanded public bayside beach on Van Dyke Street.

During Phase Two, scheduled to begin next year, the Lighthouse Cove project will expand to include bayside condominiums, a 21st century conference center, more interior off-street parking, new retail, dining, and professional space, a public Baywalk, and more.

“This project’s been a seven-year journey. It’s a labor of love on the design of Phase One and of Phase Two to come,” said Harvey.

Hanna has served as HHA’s vice president of the company since 1997, integrating all aspects of commercial property management for the company’s retail, business, and industrial holdings. “Earlier today the Delaware Supreme Court unanimously affirmed the two earlier Chancery Court decisions upholding the DBE’s plat plan approval and building permit from the Town of Dewey Beach to construct a 45 foot mixed-use commercial center at Ruddertowne (now named Lighthouse Cove) including a new hotel.

After many years of public meetings and input regarding this project, we are extremely grateful for the expeditious manner with which the Supreme Court of Delaware reached its unanimous decision recognizing our legal right to open for business this summer, and also affirming the Chancery Court of Delaware’s same legal conclusion. The Hyatt Place Hotel and the 16 penthouse condominiums being built in Phase 1 of this project are nearly complete and we expect to open the hotel and deliver the sold condominiums by mid-summer.

After 7 years of controversy, it is our fervent hope that the needless rancor related to this project can be set aside so that Delaware can get back to work. We invite all those who love Dewey Beach to support our legacy project and the many amenities it will bring to Dewey Beach and the entire Delaware coastline.

Despite a series of nor’easter storms that have affected the entire coastal area, Dewey Beach Enterprises (DBE) is pleased to announce that construction activity remains on track for the completion of Phase 1 for the entire Lighthouse Cove resort project.  The mixed-use resort project, which includes both a Hyatt Place Hotel and luxury condominiums, known as the Residences at Lighthouse Cove, is one of the largest private sector construction projects underway in Delaware.

Among the many items of breaking news:

  • Hyatt Place Dewey Beach Hotel is now accepting “group” reservations for weddings, conferences, social  events and other group bookings. Interested parties may call 888-216-2804  or 302-864-9100 to learn more.
  • Hyatt Place Dewey Beach will  create 30 full-time positions related to hotel operations beginning this spring/summer.  Upon completion and full project  build-out, the Lighthouse Cove resort will ultimately create 600 permanent      and seasonal jobs.
  • The project is currently employing 45 full-time subcontractors, with the majority of the concrete post tension structure poured.  The fourth level structure will be completed early next week.

  • Upon completion, the Lighthouse Cove Project will have a positive economic effect on the entire region, with rising property values, year-round employment, and expanded family entertainment choices for Dewey Beach and neighboring communities throughout the country.

 Mr. Rattay successfully negotiated the lease for Scope Services Inc. to lease 34,000 sq ft of flex warehouse and former truck dealership space at 189 Belle Hill Road, Elkton, Maryland.  Scope Services is a premier mechanical, electrical, plumbing, construction, and maintenance contractor; and concurrently furnishes clients with temporary staffing solutions in the commercial and energy-related industries.  Since its inception in 1965, Scope Services has built a stellar reputation as a leading provider of high quality solutions targeted to utility and large commercial markets.  Indeed, the “SCOPE” acronym stands for Service, Commitment, Organization, Professional, and Ethics, all values of which are deployed to benefit employees, clients, and business partners. 

 Scope Service activities at the Belle Hill campus focus on developing Integrated Module Units (IMU’s) for Delmarva Power and its customers. IMU’s give the utility provider and its customers more control of their in home energy consumption, essentially serving as a monitor for all energy consumption.

 Indeed, this “Elkton West” area of Cecil County has seen substantial economic development over the past decade, with more investment on the immediate horizon.  Both Cecil County and the Town of Elkton have viewed this area as well-suited to both commercial investment and residential development, in large measure due to the major interchange at I-95 and Elkton Road, Route 279, which attracts business interest throughout the east coast corridor.  This area is further complemented by the nearby University of Delaware and its new Science, Technology and Advanced Research (STAR) campus; world-class companies such as W.L. Gore and DuPont-Haskell Laboratory; the U.S. Department of Defense Base Realignment and Closure (BRAC) consolidation at Aberdeen Proving Ground; plus the rich heritage and recreational access to the Chesapeake Bay nearby.

 As a consequence of this lease, Scope Services currently employs 103 persons at the Belle Hill facility, of which 102  are  local hires.

 In recognition of Mr. Rattay’s achievements, HHA will donate $3,000 in the name of CB Richard Ellis to The Delaware KIDS (Kids In Distressed Situations) Fund.  This charitable fund was established by HHA to support a wide array of causes for local youth, including specialized support for hunger, shelter, and tuition scholarships.

 HHA was pleased to welcome new tenant Warpex (10,850 sq ft), to Harbor View Drive in the Delaware River Industrial Park (DRIP), located near the Port of Wilmington.  Warpex, founded in 2008, provides freight forwarding services.

 Building upon the company’s redevelopment activity in the Newport Industrial Park and the emergence of a new generation of tenants, HHA welcomed Speedpro Imaging Company (3,000 sq ft), Sid Tool Company d/b/a MSC Industrial Direct Inc. (6,000 sq ft), LP Logistics LLC d/b/a Trial Transport Logistics (3,000 sq ft) and DynaSep, Inc. (5,400 sq ft) to its family of tenants.  Speedpro Imaging is an industry leader in high quality large format imagery with specialization in customized solutions for large scale designs.  Sid Tools is a warehouse and distribution enterprise with a wide array of products, including hardware, tools, desks, and business supplies.  Trial Transport Logistics provides nationwide legal support services, including trial box materials assembly, trial exhibits, and litigation preparatory activity.  DynaSep, Inc. specializes in separation technology providing a full range of services to support customers from initial process evaluation through plant and process deployment.

 Hockessin Crossing shopping center enjoyed another exceptional year with an uptick in retail activity. Polished Salon expanded upon its success by nearly doubling its leased space to 2,800 sq ft.  HHA was also pleased to welcome Yale Academy (2,500 sq ft), a college preparatory center for high school and middle school students that focuses on grade point average (GPA) and SAT preparation. At the Limestone Shopping Center, the network of medical arts enterprises throughout the Limestone Corridor accelerated with the addition of new tenants Kremer Eye Center (2,000 sq ft) and ENT & Allergy of Delaware (3,110 sq ft).

 Phase 1 construction is well underway for a spectacular Hyatt Place Hotel and luxury bayside residential condominiums (known as The Residences at Lighthouse Cove Resort – Dewey Beach), one of the largest construction projects underway in Delaware, at The Lighthouse Cove Resort (formerly Ruddertowne) in Dewey Beach, with a Grand Opening envisioned for Memorial Day 2013.  The multi-phased, multi-million dollar mixed use redevelopment project, owned by Dewey Beach Enterprises (DBE), with managing partner HHA, will ultimately include 105 luxury residential condominiums; a first-ever in Delaware Hyatt Place Hotel and conference center; recreational baywalk and expanded public beach.

Harvey, Hanna & Associates, Inc. is pleased to announce the 5th Annual Delaware KIDS Fund Holiday Food Drive on Wednesday, December 12th in Newport. The event will take place at James Street Tavern (2 W. Market Street, Newport, DE, 19804) and will feature Eagles wide out Riley Cooper. Guests will pay a $10 donation at the door and are also encouraged to bring any non-perishable food items. According to a recent study by the Food Bank of Delaware, 244,000 Delawareans currently suffer from food insecurity with half being children under the age of 18 years old. With local food banks and their purchasing power, $10 can instantly provide 40 meals for kids in need. Complimentary appetizers will be available for from 5:30pm-7:00pm. Riley Cooper will sign autographs and pose for pictures from 4:30pm – 6:15. Bob, “Hound Dog” Kelly will ALSO appear from 7:00pm -8:30pm and live music will hit the stage at James Street starting at 9:00pm.
